ABEC won the contract due to its collaborative approach, ensuring a tailored building controls solution for this new commercial development.
Over 14 months ABEC has designed and will deliver a new BMS for the building, which when finished will achieve a BREEAM Excellent rating. To ensure this is achieved, strict energy efficient control philosophies were implemented by ABEC during the design stages and will continue to be implemented during commissioning stages. The 16 floor 317,000sqft office space is provided with a system that controls and monitors all environmental controls on each floor, as well as the main heating, cooling and ventilation plant. Utility metering such as electricity, water and gas is monitored by ABEC’s bespoke graphical-based system, which serves all of the data to the user.
The design and engineering process began in September 2013, with installation commencing in January 2014. This is expected to take eight months in total.
The building is due for completion in November 2014.
Daniel Kittow, managing director of ABEC said: “Aldgate Tower is one element of the wider regeneration of the Aldgate area, which sits alongside the City of London. Building controls have a pivotal role to play in the delivery of energy-efficient buildings, so we are delighted to be contributing to the energy and environmental performance of this project and in turn the broader sustainability of the Aldgate area.
”The new office tower is being constructed using a steel frame with central steel core housing services. The façade will be mounted with PV cells for electrical generation and solar heating, while a ‘brown roof’ system will utilise recycled products – providing a natural habitat for birds, plants and other animals.
