ABEC has turned compliance with new energy efficiency legislation into an opportunity to provide one of the world’s biggest insurance companies with achievable, tailored and cost-efficient energy saving measures.

AXA, which employs 10,500 people in the UK, was one of thousands of companies required to comply with the Energy Savings Opportunity Scheme (ESOS).

With over 30 offices throughout the country, AXA faced a significant task surveying its properties. Not only was this potentially costly and resource intensive, but AXA had to achieve compliance against the ESOS deadline.

AXA’s objectives focused on compliance with ESOS and completing the necessary audits. ABEC focused on achieving this. They also quickly realised that a longer term view that identified the best possible energy savings for AXA meant the insurance giant could achieve significant energy and cost savings if the findings of the report could be acted on.

AXA was attracted by the opportunity but success relied on ensuring any measures working within AXA’s internal financial frameworks – for example, a maximum three year payback period.

Intelligent approach

ABEC’s in-house assessor brought an expert and experienced approach from the earliest stages of the project. The assessor immediately recognised that most of AXA’s facilities were engaged in similar activities. This allowed ABEC to take AXA’s worst performing sites, complimented by client recommendations, and use these as benchmarks for other sites. This uniform approach, which cut potential survey sites from over 30 to just eight, allowed time and resource savings, ultimately cutting the cost of compliance.

ABEC could confidently predict that opportunities that produced results at these benchmark sites would produce results at all of AXA’s sites. The opportunities identified were deliberately selected to allow potential roll-out throughout the property portfolio. For example, improvements to the HVAC or building energy management system meets ESOS criteria but could also be rolled out at all of AXA’s sites, going beyond compliance and making real savings on energy bills.

By taking a more considered approach to ESOS, ABEC was able to cut the time and cost of compliance, ensure legislative compliance and offer realistic, tailored energy savings that gave AXA the possibility of acting on them in the future.
